A developer has put forward proposals to build housing in Broad Oak.
In an application validated by Rother District Council last week, Cantium Land and Development Ltd is seeking outline planning permission to build up to 27 homes on land to the north-east of Tillingham View.
As an outline scheme, the developer is not seeking full planning permission at this stage, with all details other than access and layout needing to be determined as part of a future application.
In documents submitted as part of the application, a spokesman for the developer said: “The proposal, which would deliver 27 dwellings, would make effective use of an available and achievable site and would contribute positively to the council’s requirement to meet the needs for housing within the district.
“This should be afforded substantial weight and is in accordance with the government’s objective of ‘significantly boosting’ the supply of homes.
“The site’s position adjacent to the existing residential area makes it a legitimate and logical allocated site that can be developed, without compromising the quality or character of the area.”
While the precise design of the houses would be a matter for a later application, the developer says the scheme could provide a mix of two, three, four and four-plus bed houses. The majority of these would be expected to be three and four bed homes, the developer says.
These would also be expected to include affordable homes.
In its application, the developer notes the site’s proximity to an area of ancient woodland. They say the site’s layout would provide an “enhanced buffer zone” for this protected feature.
The proposals also involve the demolition of an existing property in Tillingham View, with the land it currently occupies expected to form the main access to the proposed development.
Proposed landscaping and replanting of trees and vegetation will also be designed to promote biodiversity and wildlife habitat, the developer says.
The application goes on to note how the site forms part of a wider parcel of land, which has been allocated for housing within Rother District Council’s Development and Site Allocations Local Plan (DaSA). This allocation sets out how the overall site has an estimated capacity of 40 dwellings, as well as space for allotments.
The land identified for allotments does not form part of the application site and is not owned by the applicant. But, the developer says the layout of the proposed scheme has been “designed to ensure that their deliverability in the future will not be compromised.”
