A year ago, local estate agent Barnaby Osborne took a leap of faith and launched his own estate agency business with Nested, bringing a fresh and personal approach to the Rye property market. Barnaby set out to do things differently: rather than working from a traditional high-street office, his model focuses on a direct, one-to-one service – guiding sellers and buyers through the process personally from start to finish.

In the past 12 months the venture has gathered real momentum. Barnaby has valued 137 homes, carried out more than 320 personal viewings, and been instructed to market 53 properties across Rye and the surrounding villages. So far 30 homes have successfully been sold, each one representing a new chapter for the people moving in or moving on.

A lifelong Ryer, Barnaby knows the town not simply as a place on a property map but as a community. His local knowledge from the cobbled streets to the surrounding villages and countryside has helped guide buyers and sellers alike.

One year on, the distinctive Nested boards are becoming an increasingly familiar sight around town. But beyond the numbers, the real achievement lies in the people behind them. Each valuation, viewing and sale represents a family taking the next step in life. Helping people move forward has made this first year both busy and deeply rewarding.

Recommendation from clients

Barnaby sums up the state of the market at present, “It is still presenting its challenges with the conflict in the Middle East causing uncertainty in the money markets, with a particular focus surrounding interest rates and which direction these are likely to go. However, there is no doubt that there is a suppressed demand in with lots of residential movers still wanting and needing to move and maintaining a great desire to do so. Increased levels of enquiries are already being seen with the better weather and prime springtime just around the corner, the perfect time to market your property to ensure that seasonal gains are available for as long as possible.”

As the first anniversary passes, Barnaby’s focus remains simple: continuing to offer a modern, personal approach to selling homes guiding people through one of life’s biggest moves with care, while serving the community he has long called home.
