In May this year, Rye News published an article Restaurant for Tilling Green about a planning application made by the owners of the Tilling Green newsagents at Lea Avenue. They wanted to amend the current planning approval to include a takeaway facility with extended opening hours for each day until 11pm.
The article generated a mixed reaction with many commenting on the additional noise and disturbance which may be produced if the application were approved. Rye Town Council objected to the application. Rye Conservation Society also objected to the proposed opening times, which they felt would affect locals, but on June 16 planning permission was granted by Rother District Council (RDC) under reference RR/2022/626/P, therefore the change of use of vacant shop to takeaway and eat-in restaurant can go ahead.
There are conditions attached to the approval, relating specifically to noise levels and rubbish storage and recycling but more importantly the approved opening hours are restricted to between the hours of 10am to 9pm, Monday to Sunday.
It seems RDC have taken into account all points of view and concerns raised and have reached their decision on planning grounds but have imposed specific conditions to protect the enjoyment of local residents.

Yay good news always wanted a takeaway near home good on ya Suda and staff , chicken KFC etc be good
KFC, how lovely. So glad the locals are in favour of quality cuisine from Colonel Sanders. And will extra public bins be available in the area or will the chicken bones end up on the floor for dogs and wildlife to choke on?
Great News for the shop this little shop and staff have served the Community amazingly especially over the pandemic unlike the main supermarket in town its prices are on par with Hastings supermarket and helpful cheerful staff. I think it’s great there expanding and with Rother putting restrictions in as they have can’t see being problems . Several of main people complaining last time Don’t even live in town so have no right to comment
Tony, I think that deafening silence is indeed acceptance. There were many complaints from local people about this.
I also agree that this shop is brilliant and provides great service to the local community – it’s a shame they may lose goodwill from people who live the closest to them. At least the restriction on opening may prevent some of the disorder that always accumulates around ‘chicken shops’ (by the way it is not a ‘KFC’ – they at least have a bit of quality). I am a bit of an expert on chicken shop disruption as I lived in SE London: the heart of the ‘chicken shop’ industry – there were 3 on our street, all vile, but handy should one wish to buy a ‘Camberwell carrot’.
As I say, hopefully the 9pm close will mitigate the certain disruption that will occur – I suggest residents monitor the situation closely and Sussex police increase their presence on this once lovely estate.
Good luck to the new takeaway on the estate, hopefully to keep in with your neighbours, clear up any mess in the vicinity when you close your shop, just like Steve used to do at the kettle of fish.
